What’s involved in a Coast property styling job
A standard styling brief covers three moves and one stretch of storage:
- Owner’s gear out (owner-occupied only) — we pack what needs to go to storage or to your next home, the rest gets carefully cleared from photo-frame view.
- Stylist’s pieces in — lounges, beds, dining settings, art, lamps, soft furnishings, bedding. Every piece placed against the stylist’s floor plan, not just dumped.
- Storage during the campaign — your furniture sits in our climate-controlled Lake Munmorah depot, photographed and itemised, fully insured. Typical hold: 4–8 weeks.
- Strike the home on settlement — stylist pieces out, your furniture back into your next home (or held in storage if you’re between addresses).
The whole thing is one quote, one team, one timeline. No coordinating three different contractors on three different days.
Vacant property styling — what photo day looks like
This is the most-booked Coast styling job:
- 8am: truck arrives at the property. Walk-through with the stylist (or the stylist’s floor plan if they’ve pre-briefed).
- 8.30am–1pm: large pieces in first — lounges, beds, dining tables, rugs. Placed exactly per the plan.
- 1pm–4pm: layered pieces — side tables, lamps, art, mirrors, accessories, bedding, kitchen styling.
- 4pm–5pm: stylist (or our lead) does the final fluff — cushions plumped, throws draped, art straightened.
- Next morning: the photographer arrives to a photo-ready home. Marketing photos turn around in 48–72 hours. The home goes live for the first open home that weekend.
Where styling moves the needle most on the Coast
Property styling lifts sale outcomes most where the home is either empty (no furniture for buyers to ground in) or dated/over-personalised (where buyers can’t see past the existing decor). On the Central Coast we see styling pay back hardest on:
- Premium beachfront sales in Terrigal, Wamberal, Avoca Beach — high-end buyers expect resort-grade presentation.
- Downsizer-listed family homes in Toukley, Long Jetty, The Entrance — the home photographed empty often misses the family buyer it’s actually for.
