Most styling jobs need the same thing on day one: heavy furniture in, owner's furniture out, the right piece in the right room. That's our day job. Acorn does property styling end-to-end on the Central Coast — the move-in, the placement, the post-sale move-out, and the in-between storage at our Lake Munmorah depot. We work with the local stylists Coast agents already use, or with your own designer.

What’s involved in a Coast property styling job

A standard styling brief covers three moves and one stretch of storage:

  1. Owner’s gear out (owner-occupied only) — we pack what needs to go to storage or to your next home, the rest gets carefully cleared from photo-frame view.
  2. Stylist’s pieces in — lounges, beds, dining settings, art, lamps, soft furnishings, bedding. Every piece placed against the stylist’s floor plan, not just dumped.
  3. Storage during the campaign — your furniture sits in our climate-controlled Lake Munmorah depot, photographed and itemised, fully insured. Typical hold: 4–8 weeks.
  4. Strike the home on settlement — stylist pieces out, your furniture back into your next home (or held in storage if you’re between addresses).

The whole thing is one quote, one team, one timeline. No coordinating three different contractors on three different days.

Vacant property styling — what photo day looks like

This is the most-booked Coast styling job:

  • 8am: truck arrives at the property. Walk-through with the stylist (or the stylist’s floor plan if they’ve pre-briefed).
  • 8.30am–1pm: large pieces in first — lounges, beds, dining tables, rugs. Placed exactly per the plan.
  • 1pm–4pm: layered pieces — side tables, lamps, art, mirrors, accessories, bedding, kitchen styling.
  • 4pm–5pm: stylist (or our lead) does the final fluff — cushions plumped, throws draped, art straightened.
  • Next morning: the photographer arrives to a photo-ready home. Marketing photos turn around in 48–72 hours. The home goes live for the first open home that weekend.

Where styling moves the needle most on the Coast

Property styling lifts sale outcomes most where the home is either empty (no furniture for buyers to ground in) or dated/over-personalised (where buyers can’t see past the existing decor). On the Central Coast we see styling pay back hardest on:

  • Premium beachfront sales in Terrigal, Wamberal, Avoca Beach — high-end buyers expect resort-grade presentation.
  • Downsizer-listed family homes in Toukley, Long Jetty, The Entrance — the home photographed empty often misses the family buyer it’s actually for.
  • Estate / deceased-estate sales across Lake Macquarie, Wyong — styling reframes a tired home as a fresh start.

Property Styling — frequently asked questions

  • How much does property styling cost on the Central Coast?

    It depends on home size, campaign length, and whether it's vacant or owner-occupied. A typical 3-bed vacant styling for a 6-week campaign runs $2,500–$5,500 — that covers Acorn's move-in, placement, move-out, and 6 weeks of inclusive use. Partial styling (hero rooms only) starts around $1,200. We quote fixed and in writing after a 15-minute walk-through (in-person or by phone with photos).

  • Do you supply the styling furniture or do I source it?

    Both options. For full styling we coordinate with the Coast stylists agents already trust — they supply the furniture and decor, we do all the lifting, placement and post-sale removal. If you've already chosen a stylist, send us their job sheet and we'll plug into their timeline. If you want a single quote that includes both, ask and we'll bundle it.

  • What's the difference between property styling and home staging?

    They're the same thing in Australia. 'Home staging' is the American term; 'property styling' is what agents on the Central Coast and across NSW call it. Either way, the goal is the same: present the home so buyers can see themselves living in it.

  • Can you store my own furniture during the campaign?

    Yes. Climate-controlled storage at our Lake Munmorah depot. Itemised inventory with photos, insured during the storage period, retrievable with one business day's notice. Most owner-occupied styling jobs combine: out goes your stuff into storage, in comes the stylist's hero pieces. After settlement we reverse it.

  • How fast can you turn a home into photo-ready?

    Standard turnaround is one full day for a 3-bed home — your stuff out in the morning, stylist pieces in the afternoon, placed and ready for the photographer the next morning. Bigger or layered jobs (e.g. multi-level with a workshop) may need a second day.

  • Do you do vacant property styling?

    Yes — this is the most common job. Empty home, photo-ready by end of day. We work with the stylist's plan, place every piece (lounges, beds, dining, accessories) and stay for the final walk-through. After the campaign we strike the home down on settlement day.

  • Are you insured for the styling pieces themselves?

    Yes — public liability and goods-in-transit insurance is standard on every move, including stylist-owned hire pieces. Higher-value coverage is available for premium furniture, art and antiques.

  • Will the same crew handle the whole campaign?
